Eagles Reserve HOA Inc is a townhome association and there are no structural coverages on the HOA’s property policy. Only the common areas such as gate, pool, pool cabana are insured for Commercial Hazard insurance.
The townhome owner should have a Homeowners HO6 policy (if primary residence) on their home or a Dwelling Fire DP3 (if seasonal, rental or secondary residence).
The Townhome owner is responsible for their entire townhome in the event of an insurable loss. This includes outside and roofs.
As for the Homeowners Association – there is no insurable interest between Eagles Reserve (Homeowners Assoc) and Auto Club Trust FSB so therefore a mortgagee clause is not possible.
Please see the two certificates - one for Commercial Property and one for General Liability. . As noted above- there are no structural property coverages insured by HOA except the common area property.
